After a hurricane, the visible damage gets fixed fast. The hidden moisture doesn't. IR finds water trapped inside wall cavities and roof assemblies that look fine on the surface. We've scanned buildings six months post-storm and still found active moisture migration behind repaired stucco.

Florida's year-round humidity causes condensation inside commercial HVAC systems: on ductwork, at penetrations, anywhere cold air meets warm moist air. Flat commercial roofs absorb heat all day and leak at membrane seams. Infrared roof scans done after sunset map the wet insulation beneath.

Stucco exteriors are everywhere in Florida. Moisture gets behind the cladding through cracks, failed sealant joints, and window flashings, then sits there for months. By the time you see staining inside, the sheathing is already damaged. IR catches it early.

Florida Building Code requires building envelope testing on certain commercial and high-rise projects. We perform AAMA 501.2 field water tests and IR-assisted air barrier verification. If your project needs a passing test before the CO, we handle it.
